Ann Chauss · How I help
Built for PGA Village Verano buyers and sellers
Ten plus years selling Port St. Lucie real estate, with deep specialization inside PGA Village Verano, Astor Creek, and Valencia Riverland. I work the same neighborhoods I live in, so I know which streets face the preserve, which Kolter floor plans hold value, and what homes are actually selling for when the deal closes.
Marketing that gets your PGA Village Verano home noticed
My marketing and PR background sets your listing apart. I build a full plan for every home, from sharp photography and staging guidance to targeted social and broad online exposure.
Your home goes in front of buyers on Zillow, Realtor.com, Redfin, and Homes.com, plus my own audience across Facebook and Instagram. The goal is simple: the right buyer, the strongest offer, the smoothest close.
Buyers shop with their eyes first. Every listing I represent gets professional photography that shows each room in its best light, so your PGA Village Verano home stands out the moment it hits the market.
From bright kitchens to golf and lake views in Verano, the images are made to stop the scroll and bring buyers to your door.

New Construction
Buying new construction in PGA Verano? Do not walk into the sales center alone.
The builder sales team works for Kolter, not for you. Before you sign anything, you want someone on your side who knows how lots, options, incentives, and resale value actually play out in this community. That is what we do.
The builder sales team represents Kolter. Their job is to sell the builder's homes at the builder's price, not to protect your interests.
Buyer representation generally does not cost you more when it is handled properly. You get an advocate without adding to your price.
Lot premiums, structural options, design-center upgrades, incentives, deposits, timelines, and resale value all matter, and they add up fast.
Some resale homes already include upgrades that would cost far more to add new, from extended lanais to premium lots and finished landscaping.
Ann and Jamie help you compare new construction against resale so you do not overpay for the wrong model, the wrong lot, or the wrong timeline.

These are the questions buyers ask once the tour is over. In Verano, one county tax bill carries more than taxes: Community Development District charges and the city's trash fee ride on it too. Rates change every year, so verify current figures with each office before you budget.

One bill combines county, school board, city and district taxes, plus non-ad valorem charges. Median effective rates run about 1.41% in ZIP 34986 and 1.64% in 34987, against 1.32% citywide. Tax Collector: 772-462-1650. Property Appraiser: 772-462-1000.
Six districts created in 2005 cover about 3,062 acres and maintain roads, water management and stormwater. Each home pays operations plus bond debt on the tax bill, about $1,160 to $2,030 a year for most FY2027 lots, with bonds retiring between 2037 and 2055. District manager GMS: 954-721-8681.
A primary residence qualifies for up to $50,000 off its taxable value; apply between January 1 and March 1. Save Our Homes then caps yearly assessment increases at 3% or inflation, whichever is lower, and portability can move up to $500,000 of that benefit from a prior Florida homestead. Exemptions line: 772-462-1021.
Bills go out on November 1 and are due by March 31. Paying early earns a discount: 4% in November, 3% in December, 2% in January and 1% in February. Escrowed bills go to your lender. The seller's homestead does not transfer, so a buyer's first full bill can be higher than the seller's.
FPL serves Port St. Lucie. Florida assigns your electric utility by address, so there is no provider to shop. Start service at fpl.com or call 888-988-8249; outages, 800-468-8243. Summer air conditioning drives most bills, so ask the seller for a year of statements.
The city's Utility Systems Department serves more than 90,000 customers across 130+ square miles. The deposit is $180 for water and sewer, refunded after 18 months of on-time payments. Call 772-873-6400. Confirm the provider on the seller's last bill before closing.
Verano's HOA fee includes Blue Stream Fiber: 300/300 Mbps internet, TV with HBO and 200+ channels, 100 hours of cloud DVR, whole-home Wi-Fi and basic home security. Faster tiers are an upgrade; call 772-205-6559.
FCC Environmental Services collects garbage, recycling and yard waste once a week, with bulk pickup monthly. You pay once a year on the tax bill: $482.16 per home for the year that began October 1, 2026. A November 3, 2026 straw poll asks about twice-weekly pickup, which would add at least $131 a year from 2028. Questions: 772-871-1775.
Last updated: . Always confirm current rates, schedules and provider details directly. Verano HOA dues are separate from everything above.
Local Roots
How PGA Village Verano came to be.
Most relocating buyers look at PGA Village Verano and see a new community. The land underneath, the surrounding golf complex, and the city itself have a longer and more specific story. Here is the short version every buyer should know.
1996
PGA of America picks the site
The PGA of America established PGA Village in 1996 as the only PGA-owned and operated public golf complex in the country. The decision anchored the western Port St. Lucie corridor and set the stage for the gated golf communities that followed, including the future PGA Village Verano.
Kolter Homes began development of PGA Village Verano in 2014, planning roughly 1,200 acres of single-family homes inside the existing PGA Village footprint. Verano was designed as an all-ages lifestyle community, an uncommon format for Kolter on the Treasure Coast, with amenity capacity for the full build-out.
The over 40,000 square foot Club at Verano opened as the amenity anchor of the community. The campus combines a resort pool, indoor lap pool, fitness center, spa, access to the 27-court Pickleball Center, 8 Har-Tru tennis courts, bocce, card room, and an on-site restaurant. The Club is resident-only and access is bundled with HOA dues.

Name
Why "Verano"
"Verano" is Spanish for "summer," a nod to the year-round outdoor lifestyle the community is built around. The naming convention follows Kolter's pattern of warm-climate, Mediterranean-themed branding across its Florida lifestyle communities.

2004
Hurricanes Frances and Jeanne
In September 2004, Hurricane Frances (Sept 5) and Hurricane Jeanne (Sept 26) made landfall on Hutchinson Island just east of Port St. Lucie within three weeks of each other, the only time in recorded history two hurricanes hit nearly the same spot in one season. Most post-2005 Florida builds, including all of Verano, reflect upgraded wind code as a result.
Through most of the 20th century, St. Lucie County was Florida's third-largest citrus producer. Citrus greening disease and the 2004 hurricane season wiped out most groves, and the freed-up acreage west of I-95 was rezoned for residential development. That land became Tradition, PGA Village, and eventually PGA Village Verano.
Most of the dining and retail action closest to PGA Village Verano sits in two clusters. Tradition Square and The Landing at Tradition are minutes away on the west side, and St. Lucie West Centre Boulevard sits just east of I-95. Here is the short list I send Verano buyers before their first visit.

Most of our buyers are relocating from another state. They meet us on Zoom or a FaceTime walkthrough before they ever see Florida. That means we built a process specifically for the remote, high-information buyer: pre-shot video tours of every PGA Village Verano listing we would recommend, builder floor-plan comparison sheets, lot-premium math worksheets, HOA breakdowns, and a no pressure cadence.
For sellers, the same rigor in reverse: pre-listing prep checklist, professional photo and drone, MLS-optimized copy, and Coldwell Banker Global Luxury distribution that gets your home in front of the qualified out-of-state buyer pool we already work with daily.
Straight answers on Kolter contracts, lot premiums, resale values, and HOA realities. No glossy talk. Real data and zero pressure.

Ann Chauss, PA, of Treasure Coast House Hunters at Coldwell Banker Global Luxury, is a leading choice for PGA Village Verano. Ann and Jamie Chauss live in PGA Verano, and Coldwell Banker Realty ranks Ann the #1 agent in Port St. Lucie and the #1 small team (sold sides) in its SE Florida region. Ann ranked #5 in Florida for 2025 on The Florida 100, is a Certified Golf Community Specialist, and has 251 career sold sides and $128 million in lifetime sales. Whoever you hire should know Verano's resale sections, Kolter's new-construction contracts and agent-registration rules, lot premiums, HOA dues and Club Talavera. Call Ann at 772-732-2800 to talk through your plans.
Most out-of-state buyers we work with complete the purchase remotely. The standard process is: pre-approval (or proof of funds), virtual tour, written FAR/BAR contract with a 10–15 day inspection period, title work through a Florida closing agent, and a remote-notary closing. Florida is a title-state, so attorneys are optional but title insurance is standard. Typical closing timelines are 30–45 days.
Sellers in Florida typically pay 5–6% total in real estate commission (negotiable), plus documentary stamps on the deed at $0.70 per $100 of sale price, title-related charges if seller-paid by local custom, and any HOA estoppel or capital-contribution fees. In St. Lucie County, sellers customarily pay for title insurance on the owner's policy. Closing costs total roughly 7–8% of sale price including commission.
No. PGA Village Verano is all-ages, which is unusual for a Kolter-built lifestyle community on the Treasure Coast. Many neighboring communities such as Valencia Riverland and parts of Astor Creek are 55+. Verano's all-ages status, combined with its resort-style amenities, is one of the main reasons families and younger retirees compare it directly against age-restricted alternatives.
HOA dues in PGA Village Verano are bundled with the community's amenity package and generally run in the $400–$650/month range depending on neighborhood and phase. The fee covers basic lawn maintenance, gated security, the Club at Verano (fitness, pools, tennis, pickleball, bocce), and reserves. Golf at PGA Golf Club is a separate, optional membership. Always pull the current estoppel for the exact figure on any specific home.
As of 2026, the Port St. Lucie market has rebalanced after the 2021–2022 surge. Months of inventory has risen versus the prior cycle, days on market have lengthened, and price reductions are more common, particularly in newer construction segments. Well-priced resale homes in established golf and gated communities continue to move at competitive prices. Source: Realtor.com market data.
The right answer depends on timing, finish preferences, and how much builder incentive is on the table. New construction gives you a warranty and the latest floor plans, but you will pay separately for landscaping, window treatments, and pool, and you will wait 9 to 14 months. Resales are move-in ready, often include upgrades worth tens of thousands, and sometimes come in below replacement cost. We run both options side-by-side on every Verano buyer.
St. Lucie Public Schools assigns elementary and middle schools by choice zone rather than a single school. PGA Village Verano is in the district's Red Zone, whose K-8 options include Allapattah Flats K-8, Palm Pointe K-8, West Gate K-8 and St. Lucie West K-8; families apply to the schools they prefer. For high school, ZIP 34987 is assigned to Legacy High School, which opened in August 2025 off Crosstown Parkway. Verano addresses in ZIP 34986 should be checked with the district's school locator. Nearby charters include Renaissance Charter School of St. Lucie and Somerset College Preparatory Academy, and Indian River State College's Pruitt Campus is in St. Lucie West. Confirm any address with Student Assignment at 772-429-3930 before you buy.
Yes, several. Riverland Paseo Park, 12151 SW Community Blvd, opened in July 2024 with a 2-acre off-leash dog park split into small, medium and large areas. In St. Lucie West, McChesney Park, 1585 SW Cashmere Blvd, has three fenced dog areas with water fountains, open 8 a.m. to sunset and free. Winterlakes Park near Torino and Woodland Trails Park also have dog parks. The city requires current licenses and vaccinations. Leashed dogs are also welcome on the trails at McCarty Ranch Preserve. Verano's own pet rules come from the HOA, so ask us to pull them for the section you are considering.
From PGA Village Verano, the drive south on I-95 to downtown West Palm Beach is roughly 45–55 minutes off-peak (about 50 miles). To Palm Beach International Airport (PBI), expect about 45 minutes. Northbound, Vero Beach is approximately 30 minutes, and Orlando is roughly two and a half hours via Florida's Turnpike. Source: Google Maps off-peak estimates.
The Club at Verano includes an over 40,000-square-foot clubhouse, resort-style outdoor pool, indoor lap pool, fitness center, full-service spa, eight Har-Tru tennis courts, pickleball courts, bocce courts, a card room, art studio, and on-site restaurant. Golf at the adjacent PGA Golf Club (three courses, including the Wanamaker, Ryder, and Dye courses) is by separate membership.
Yes. PGA Golf Club memberships are independent of HOA dues. Residents of Verano have a separate, optional path to membership that includes initiation costs and annual dues. Pay-as-you-play public access is also available. We walk every golfer through current pricing tiers, transferability, and resale value impact before they make an offer.
PGA Verano is all-ages, amenity-heavy, near PGA Golf Club, and includes both new construction and resale. Astor Creek is a smaller, gated golf community with a more intimate feel and an 18-hole course on-site. Valencia Riverland is GL Homes' 55+ active-adult community along the C-23 corridor with the largest resident-only amenity center of the three. Lot sizes, HOA structures, and resale velocity all differ. That is the comparison we run for clients deciding between them.
Yes. Port St. Lucie offers some of the most affordable single-family inventory on Florida's east coast, with entry-level homes still available under $300,000 in established neighborhoods. First-time buyer programs include FHA, VA, and Florida Hometown Heroes for qualifying buyers. Property taxes are moderate; there's no state income tax. We routinely guide first-time buyers through financing comparisons.
A lot premium is the extra amount a builder charges for a more desirable homesite, such as a water view, preserve view, cul-de-sac, oversized lot, or southern exposure. In PGA Village Verano, lot premiums range from a few thousand dollars to $80,000+ for water-and-preserve combinations. Premiums generally hold their value at resale, but the original premium is not always fully recoverable. We model the math case by case.
Yes, and most of our buyers do. We handle FaceTime/Zoom tours, neighborhood drive-throughs, inspection coordination, vendor introductions, and remote online notary closings. Florida allows fully remote closings, and earnest money is wired to escrow. Our concierge process handles utility setup, insurance shopping, contractor referrals, and key delivery so out-of-state buyers can close without flying down.
